Medical Centre - Traffic Study

Spotto Consulting completed a Traffic Impact Assessment Report for a medical centre near the intersection in Lavington known as "The Fiveways". The centre will extend and reconfigure an existing commercial building, with improvement to be made to the layout and function of the existing off-street car park.

Our approach centred on addressing aspects of the local planning scheme, ensuring the safety and functionality of the car parking was improved, and that appropriate access to the property was available. Provision was made for site accessibility, including for persons with a disability, cyclists and pedestrians.

The centre will provide facilities for a range of medical practitioners, which benefits the local community with health and employment opportunities. It represents a good opportunity to reuse what was once a vacant building, and will be accessible for travel in a variety of forms (including walking and cycling).

Childcare Centre - Traffic Study

Spotto Consulting completed a Traffic Impact Assessment Report for a childcare centre in Wangaratta on behalf of Afonso Building Solutions. The centre caters for up to 84 children, and is located on the corner of Rowan and Phillipson Streets.

Our approach centred on maximising the safety for the people who would be using the facility (staff, parents and children), as well as the broader community using the surrounding roads. The provision of adequate off-street parking, with safe movement into, through and out of the site, was ensured.

The centre provides much-needed childcare for local residents, along with employment opportunities. Importantly, it does this in a manner that is as safe as possible to staff, customers and other road users.

Corowa - Parking Study

Spotto Consulting completed a Parking Study for Back on Track Physiotherapy.

Back on Track were looking to reconfigure an existing commercial building for their operations in Corowa, however the building had no off-street parking.

Our approach centred on the people who would be using the facility (staff and customers), and people who might be affected by the development (such as businesses using nearby on-street car parks). We found there was adequate parking for customers on-street in front of the building, while staff could be catered for through minor on-street works (linemarking) at the rear.

The project allowed what was a vacant building in a regional town centre to be used by a growing business, providing employment opportunities and necessary services to the local community.

Wagga Wagga - Road Safety Audit

Spotto Consulting completed a Road Safety Audit for the City of Wagga Wagga.

Council are seeking to improve the standard of several of their roads and intersections on the edge of the Wagga Wagga CBD.

Our approach focussed on identifying, a range of hazards to motorists, cyclist and pedestrians through day time and night time inspections. The level of each hazard was evaluated, with hazards being grouped and detailed in a formal report which was presented to and discussed with Council. 

The formal report allows Council to consider hazards alongside other upgrade constraints, and can also be used to support applications for funding to make road improvements that will benefit the community.

Splitters Creek - Access Design

Spotto Consulting completed a concept design for a site on the Riverina Highway at Splitters Creek.

The site had approval to be developed as a nursery, with an upgrade required to the site access.

Our approach centred on completing a cost-effective concept design that met current standards.

The design allowed the client to obtain a cost estimate of the works from suitably qualified contractors.

Together with a brief report detailing the approach to the design and the elements used, we were also able to demonstrate to the approval authorities that the design complied with all relevant standards. 

The development was approved, allowing the site to be developed with an access that is safe and convenient for all road users - another terrific outcome focussed on the people using the roads!

Albury Bulky Goods - Traffic Study

Spotto Consulting completed a traffic impact assessment in Young Street, Albury, for Crowe Horwath. 

The site was being repurposed from a hardware store to a bulky goods development, incorporating furniture and other stores. Changes were proposed to the site access and internal movements.

Our approach centred on the collection and analysis of data to ensure that the people that use the facility (customers and staff), could access it in a convenient and safe way.

We were able to work with our client, the local council and the state roads authority to reach a compromise on issues that were raised.

 

The development was approved, allowing this key site located at one of the Albury CBD's major gateways to operate as a functional and vibrant retail destination, with convenient parking and safe access for pedestrians and cyclists - another fantastic people-oriented outcome!

Albury Aged Care - Traffic Study

Spotto Consulting completed a traffic impact assessment in Logan Road, Albury, for Japara Healthcare. 

The Albury & District Residential Aged Care Facility was being expanded by over 30%, and expansion of the site would generate additional traffic, as well as demand for more parking.

Our approach centred on the people that use the facility (residents, staff and visitors), and also people who might be affected by its expansion (households and a nearby school).

We found that there would be minimal impact on peak traffic flows (due to staff start and finish times and busy visitor times being outside existing traffic peaks), and that the site would have sufficient parking

 

The development was approved, allowing Japara Healthcare to cater for an increased number of aged care residents in an integrated fashion, providing more options for ageing local residents - a great people-oriented outcome!

Wodonga Salvos - Parking Study

Spotto Consulting completed a parking study in Melbourne Road, Wodonga, for the Salvation Army. 

The "Salvos Store" was being expanded by over 50%, but the site was unable to provide enough car parks to meet the local planning scheme requirements.

 

Our approach centred on the people that use the facility (staff and customers), and also people who might be affected by its expansion (businesses using nearby on-street car parks).

We found that the site could function effectively with less car parks, due to the level of demand (on-site and nearby), as well as the amount of available on-street parking.

 

The development was approved, and the resources the Salvos might have needed to purchase land and construct an unnecessarily large car park can be used for more beneficial purposes - a fantastic people-oriented outcome!
